Carpets need to be replaced every five years. Some landlords try to stretch that out to seven years or more — usually with bad results. Residents don’t usually like living on top of stained carpets — more so on old, threadbare ones. Some will leave a rental if the carpet isn’t replaced as often as they would like. The old carpeting is often dangerous as well. Carpet tack can start to emerge from underneath aged carpets and can cause injury. Cheap carpet also doesn’t last more than a few years in most rental properties.

Hard-surface flooring tends to have better longevity. Hard-surface floors are more likely to withstand tenants’ potential damage, and most tile or laminate flooring lasts for ten to twenty years. At a very similar cost as carpet, laminate flooring needs way less replacing and can be more superior material for rental properties.

Reason #4: Modern Look

Finally, wall-to-wall carpeting can sometimes make a rental property’s interior look outdated. Newer homes usually have carpets only in the bedrooms or not at all. A laminate flooring instead of carpet in the main living areas will give your rental a more modern look. Your tenant will also appreciate that they can add rugs or decor items since they have less to worry about when it comes to cleanliness with hard-surface flooring. Carpets are more easily damaged and tenants can’t change them as well. Modern laminate tiles have a variety of sizes, colors, and patterns, including wood-look tiles that instantly upgrade your rental minus the hassle and cost of using real hardwood.
